Access Statement for Holiday Cottage at Coed y Berclas

  1. Set in rural area on edge of village on a hillside.
  2. The accommodation is approached through village of Llandegfan going towards Beaumaris, taking the right turn into the entrance for Coed y Berclas and Bryn Mel Manor Nursing Home, then down a fairly steep tarmac drive to a level tarmac parking and reversing area. The entrance to the cottage garden is about 22metres further down the drive. Vehicles may be temporarily parked by the entrance to the cottage garden to load and unload.
  3. To access other parts of the garden there are a number of different sets of steps. There are also some rock faces and drops. The property is approximately 5 acres in all with mixed terrain, from level areas to steep slopes, including woodland, orchard, fields and gardens.
  4. Approx 4metres of gravel lead from the drive to three curved brick steps and on to a brick and quarry tile path which leads to the single step up through double doors to the cottage porch.
  5. The utility room is accessed through an external door, 630mm wide, up one step, further along the same path.
  6. The door to the cottage is 780mm wide with one step up into the large kitchen/dining room. The floor is a smooth wood style finish.
  7. The fridge, freezer, oven and grill are below worktop level and the microwave and hob sit on the worktop.
  8. A door 740mm wide gives access on the same level to the sitting room which is carpeted.
  9. The accommodation is SE facing so although it has Georgian cottage windows there is good light to interior spaces apart from one of the bedrooms which faces NW but has good evening light.
  10. The three bedrooms are on the first floor accessed by a staircase with many winder treads.
  11. The main bedroom has a double drawer-base divan: the two smaller bedrooms have single cabin beds with drawers/cupboards under.
  12. The bathroom has a walk in shower, which entails a step up, wash basin and wc.
  13. Public transport is available in the village, approximately half a mile away.
